CAMP HALL - CAMPUS 8

The site is located within a 36 minute drive time to the new deep port of Charleston South Carolina, 27 minutes from Charleston International Airport and within the Camp Hall Industrial Park anchored by the first US Volvo Manufacturing Facility built in South Carolina. The facility started production in 2021, the year Fukui started the design for the "Camp 8" project.

Camp 8 is an assemblage of three Premier Class A speculative Distribution Buildings totaling 1,430,330 square feet. Design for Camp 8 started in 2021 and construction in 2022, it will be completed in 2023, all during challenging economic times. The buildings consist of one cross-dock building of 972,000 sf with a 40' clear height and 70' deep speed bays. The second and third buildings are both single loaded 275,000 and 184,000 sf buildings with 36' clear heights and 60' speed bays.

The site is a challenging lowlands site with a difficult boundary condition for typical Distribution Building layout and site circulation. The site was selected for the strong connection it has to two major access roads connecting to two separate interchanges on interstate 26. Fukui maximized the building area on the site, using the detention ponds as amenities by locating them for easy connection to the Camp Hall nature trail system while strategically placing them to allow surface run-off from the building truck courts.
